Short answer: most Pensacola driveways are not dirty in one way, they are dirty in four, and the four do not come off with the same thing. Pressure alone lifts one of them. That is the single most useful thing to understand before booking anyone, because it is what separates a driveway that looks right for a season from one that looks blotchy again in a month.
The four things people call "a dirty driveway"
What is actually sitting on the slab decides the method, and on the Gulf Coast it is usually a mix:
- Organic film. Yellow pine pollen every spring, then the fine grey-green layer that builds under shade. This is the one that genuinely does come off with water and agitation, which is why a rented machine seems to work at first.
- Algae and mildew. The dark, almost black patches on the north side of the house and under the oaks. These are living growth with a root structure in the pores of the concrete. Blasting the surface removes the visible top layer and leaves what regrows.
- Rust. Orange fan-shaped staining, almost always from irrigation drawing iron-rich well water, extremely common through Pace, Milton, and the newer Beulah subdivisions. Rust is a chemical problem and pressure will not touch it.
- Oil and transmission fluid. Soaked into the slab rather than sitting on it, so it has to be drawn back out. The wrong degreaser drives it deeper and sets it.

Efflorescence: the stain that is not dirt at all
There is a fifth mark worth naming separately because it is so often misread. Efflorescence is a chalky white or greyish bloom that surfaces on newer slabs and on pavers, and homeowners frequently assume it is dried detergent left behind by whoever cleaned last. It is not on the surface. It is mineral salt carried up through the concrete by moisture and left behind as the water evaporates, which is why it keeps reappearing on a slab that was genuinely clean. Pressure will not remove it and more pressure will only open the surface further. It needs a mild acidic treatment and, more importantly, an honest conversation about the moisture underneath, because a slab that is wicking will bloom again. Concrete, pavers, brick, and aggregate are four different jobs
Around this metro all four are common inside the same few streets, and the surface decides the approach:
- Poured concrete takes an even, overlapping pass with a flat surface cleaner and is the most forgiving of the four.
- Pavers hold their shape through the sand packed between them. Drive a direct stream into the joints and that sand leaves, the stones start to rock, and weeds move into the gap. Pavers are cleaned at reduced pressure and re-sanded afterwards, which is a finishing step rather than an upsell. Where the surface is also going to be protected, that runs into paver sealing.
- Exposed aggregate and shell-set drives, still found across East Hill and North Hill, have stones held in a thin cement matrix. A wand held too close pops them out and there is no putting them back.
- Old brick in the historic districts is softer than anything else on this list and its mortar is softer still. That is its own discipline, covered in cleaning historic brick and stucco downtown.
Why the tool matters more than the pressure rating
Homeowners tend to shop by PSI, but on flatwork the number matters far less than what the water comes out of. A handheld wand concentrates the stream into a narrow band, so cleaning a whole driveway with one means hundreds of overlapping arcs at slightly different distances and speeds. The result is the striped, zebra-patterned finish visible on plenty of driveways around town, and it is permanent in the sense that the only fix is cleaning the whole slab down to the level of the deepest stripe. A flat surface cleaner encloses spinning jets under a housing at a fixed height, so every square foot gets the same distance, the same angle, and the same dwell. How long it stays clean here, honestly
Cleaning and staying clean are two different results. Lift the visible growth and leave the root structure in the pores, and a shaded Panhandle slab greens back up quickly, because our humidity rarely drops far enough or long enough to stop it. Treating the surface so the growth is killed rather than knocked off is what buys the extra months, and it is why two driveways cleaned on the same day can look completely different by autumn. Expect a sun-exposed driveway to hold much longer than a north-facing one under live oaks, and expect the spring pollen wave to reset the clock on both, as it does across Pace and Milton every spring.
