Local to Pensacola, FL
Pensacola, the City of Five Flags, is famous for its sugar-white beaches, the Blue Angels at Naval Air Station Pensacola, and a historic downtown of brick streets and Gulf Coast cottages. Constant salt air and Panhandle humidity coat homes, brick, roofs, and pavers with salt film, algae, and mildew far faster than inland areas. Regular soft-washing keeps Pensacola exteriors from staining and streaking in the coastal climate.
Permit questions and the stormwater-runoff rules that govern exterior washing downtown run through the City of Pensacola.
The same salt haze drifting off the flight line at NAS Pensacola settles on the jets honored at the National Naval Aviation Museum (Blue Angels).
Soft clay brick and lime mortar age fastest in the shaded, humid streets around Historic Pensacola Village.
What we do
Soft-wash and pressure washing for every exterior surface - homes, brick, concrete, decks, and businesses across the Gulf Coast.

Soft washing that strips Gulf salt film and green algae from Pensacola brick and vinyl homes.

Lift pollen, tire marks, and black mildew from your Pensacola driveway, sidewalks, and curb.

Low-pressure soft washing that kills the black Gloeocapsa streaks staining Pensacola shingle roofs.

Erase the black tiger stripes streaking down gutters from Pensacola humidity and pollen.

Keep your Palafox storefront or Nine Mile Road plaza clean, safe, and slip-free year round.

Cut through salt spray and pollen haze for streak-free glass across the Pensacola metro.

Restore lost output by clearing salt film, pollen, and grime from Gulf Coast solar panels.

Reclaim slick, algae-stained pool decks and screened lanais near the Sound and the beach.

Clean and seal Perdido Key and Gulf Breeze pavers against sand, salt, and stubborn weeds.
Short answer: Pensacola is not one cleaning market, it is three, and they sit within a few miles of each other. The historic downtown and the brick-street districts north of it need a different hand than the newer subdivisions, and both are different again from the beach-side properties that face open water. The same crew that is right for one of them is wrong for another, so the first thing we do before quoting a Pensacola address is figure out which of the three you are on.
Everything here is older and softer than it looks. The neighborhoods that climb away from Plaza Ferdinand — Seville Square, the North Hill preservation district, the blocks around Belmont and DeVilliers, and the stretch of Palafox north of Garden — are full of soft clay brick, sand-finish stucco, and wood that predates modern pressure washing entirely. The mortar holding that brick together is lime-based, which is deliberately softer than the brick it protects; a wand at modern driveway pressure erodes the joints out of the wall in a single pass, and there is no restoring them once they are gone.
On those streets we soft-wash almost everything. The cleaning chemistry does the work of lifting salt film, mildew, and the gray-green growth off shaded walls, and pressure stays low enough that the water never finds a seam, a hairline crack, or a loose mortar joint to drive behind. Painted wood trim and porch floors get the gentlest treatment of all, because chalking paint comes off with force and a failing finish simply needs to last until it can be repainted. If your address is in the historic core, expect a quote that reads differently from a suburban one — it is the same crew, but the method is matched to a surface that cannot be replaced.
North of the historic core, Pensacola spreads into the neighborhoods most people mean when they say "the city" — East Hill and its oak-shaded blocks, Scenic Heights along the high bluff above the bay, Cordova Park, Brownsville, Ferry Pass, Ensley, and the newer developments up 9 Mile Road and toward Beulah. These are conventional Gulf Coast properties, and they soil in the conventional Gulf Coast way: pine pollen in spring, a fine mildew film on the shaded and north-facing walls through the humid season, and black algae in the damp corners under live oaks.
The concrete here is what separates a good job from a bad one. Driveways, walkways, and pool aprons across these neighborhoods pick up the same four stains — organic film, algae, rust from irrigation pulling iron-rich well water, and oil — and they are on unsealed slabs that hold the darker stains far longer. A flat surface cleaner takes the whole area in even passes so the finish reads uniform rather than striped, and rust and oil are treated chemically rather than blasted, because pressure alone sets them deeper. East Hill and Scenic Heights deserve an extra word because of the canopy: mature live oaks drop tannin-rich debris that stains concrete a rusty brown no rinse will lift, and the deep shade keeps walls and decks damp long after rain, which is why a north-facing elevation there greened up weeks ago even though the front of the house still looks fine.
The beach-side addresses are a different market again. Pensacola Beach and Perdido Key sit on the barrier islands, where sugar-white sand, salt spray off the Gulf, and constant humidity work on the same building from a different angle every day. The sand is the part mainland crews miss: it is blown onto driveways, patios, lanais, and even roof decks, and it acts like fine grit that holds moisture against the surface it lands on. We rinse and flush sand-laden areas before treating them, and we stay off the windward side of the property on blustery days so a clean surface is not immediately re-dusted.
These properties also run to finishes a mainland house rarely has — lanais and screen enclosures, pool decks with sea-salt residue, aluminum railings, and pavers that shed joint sand into the storm runoff. Screens are soft-washed, never blasted, and the pavers are cleaned at reduced pressure and re-sanded afterward, because a direct stream hollows the joints and the weeds move straight in. Every address out here is also working under the stormwater rules that govern what runs toward the Sound, so we plan where the rinse water goes before we start rather than treating the yard as a drain.
Pensacola's working addresses have their own rhythm. Downtown Palafox storefronts, the office blocks near the courthouse, and the restaurant frontages along Cervantes and Garden are judged at the door and cleaned around business hours, usually before opening. The plazas up 9 Mile Road and the commercial strips on Davis Highway and North Palafox carry heavier daily traffic — gum, grease trails at entrances, and dumpster pads that need a harder clean on a recurring schedule. Escambia County property managers and the Navy-adjacent businesses around Naval Air Station Pensacola typically run us on a set cadence so the properties never get to the point of needing a rescue clean. If a commercial job involves dumpster corrals or kitchen exhaust areas, we say so plainly and quote them separately from the storefront — they are different work and a single combined number hides it.
A less obvious Pensacola pattern is the property that is inside the city limits but on the water — the lots along Bayou Texar, Bayou Grande, and the strip of Pensacola Bay that fronts the older east-side neighborhoods. These are not barrier-island addresses, but they sit close enough to salt water that they carry a hybrid of the city's tree-and-pollen problem and the coast's salt film. We treat them as coastal properties for the roof and for any metal or screen work, and as mainland properties for the concrete and the canopy-shaded walls. The water-facing elevation gets checked separately from the street side, because the two are routinely in different condition on the same house, and it is the street side that most owners have ever looked at.
Because the metro is three markets, a quote here is rarely a square-foot number. We look at the shaded elevation, not the front of the house; we check whether irrigation is hitting any wall; we ask whether your concrete and pavers are sealed, because unsealed slabs hold organic staining far longer; and we separate what needs cleaning now from what can wait. On the water-facing properties we also confirm where the rinse water is heading before anything starts. The result is one flat, upfront number for the agreed scope — no hourly billing, no add-ons discovered mid-job, and an honest call when part of what you are looking at is rust or a stain that will not fully release, which we tell you before we start rather than after. If you want a sense of the season you are walking into, our Pensacola pricing guide lays out what the exterior runs, and the neighbor pages for Gulf Breeze, Pace, and Navarre cover the surrounding market.

Called on a Friday about the green film on my north wall; they came the next morning, soft-washed it, and the mildew is gone. Flat price before they started.
The driveway had years of black mildew under the live oaks. It came back looking close to new, and they re-checked the paver joints afterward without being asked.
Quick, professional, and the quote did not change once they started. The pollen film on my siding was worse than I thought and it still cleaned right up.
Good job on the deck and gutters. They were a bit late in the window but told us ahead, and the finished work was exactly what we agreed.
