Four different things soil a Panhandle exterior, and they do not arrive at the same time of year
People tend to talk about exterior cleaning here as one problem, as though a house simply gets dirty and then gets washed. In practice the western Panhandle puts four distinct things on your walls, roof, and flatwork, and each one arrives on its own schedule, sits on a different surface, and responds to a different treatment. Understanding which one you are actually looking at is most of the decision, because the wrong response to any of them either wastes money or does damage that does not come back out.
What follows is how the year tends to run across Escambia and Santa Rosa counties, and what each phase means for the surfaces on your property.
Spring: pine pollen, and why hosing it off can make things worse
Longleaf and slash pine are everywhere north of the water, and for several weeks in spring the yellow-green film they drop covers driveways, walkways, roofs, screen enclosures, and vehicles across Pace, Milton, and the neighborhoods stretching up the Highway 90 corridor. Pollen on its own is a cosmetic nuisance. The problem is what happens when it is rinsed with plain water and left: it settles into the pores of unsealed concrete and paver joints as a damp organic layer, and that layer becomes food for the mildew that follows in summer. A rinse moves pollen around. A surface clean with a proper detergent removes it, which is why we generally advise treating pollen season as the start of the cleaning year here rather than an annoyance to wait out. Summer: humidity, canopy, and the growth that does the actual damage
From roughly June onward the combination of daily afternoon rain and near-constant humidity means surfaces almost never fully dry. That is the condition algae and mildew need, and it is why the north and east elevations of a house green up long before the sunny front that its owner looks at every day. Live oak canopy over the older mainland neighborhoods - East Hill, North Hill, and the shaded blocks around them - makes this considerably worse by holding moisture against walls and dropping tannin-bearing debris that stains concrete and pavers a rusty brown a rinse will not lift. On roofs, the black streaking is Gloeocapsa magma, a cyanobacteria that feeds partly on limestone filler in asphalt shingles, which is why it is a shingle-life question and not only an appearance one. Irrigation is the other quiet culprit: a single sprinkler head clipping a wall keeps that section permanently damp and will grow mildew on its own timetable no matter what the weather does.
Storm season: salt gets driven where it does not normally reach
Coastal properties on the Gulf Breeze peninsula, along Santa Rosa Sound, and out toward Navarre take salt continuously, not just during weather. Salt matters more than most people expect because it is hygroscopic - it pulls moisture out of the air and holds it against the surface, so a salt-filmed wall stays damp between rains and gives growth a permanent head start. What storm season changes is the reach. A strong onshore system drives salt several miles inland onto homes that normally sit outside the spray line, and onto surfaces that are not detailed for it: window tracks, screen frames, light fixtures, and metal roofs. The materials here are older and softer than most of Florida
This is where Pensacola genuinely differs from the newer metros further down the peninsula. Downtown, Seville, and the historic districts are full of soft clay brick laid in lime mortar, sand-finish stucco, and painted wood that predates anything a pressure washer was designed for. Lime mortar is deliberately softer than the brick around it, and a pressure setting that a modern paver drive shrugs off will erode mortar joints permanently in a single pass. The same caution applies to chalking paint on older block and to any stucco with hairline settling cracks, where forced water goes behind the finish rather than off it. Almost everything in these neighborhoods should be soft-wash-led, with chemistry doing the work and pressure kept low. What to look at before you decide you need a wash
Four checks tell you most of what you need to know. Look at the shaded elevation rather than the front of the house, because that is where growth starts and where it is still cheap to remove. Check whether irrigation is hitting any wall. Note whether your concrete and pavers are sealed, since unsealed surfaces hold organic staining far longer and take more work later. And be clear about what you are solving for - a home going on the market, opening as a rental, or being photographed is on a different timetable than one you simply want kept in good order.
The reason we push the inspection rather than a calendar is that reactive washing is the expensive path. Growth left long enough works into porous surfaces and needs more aggressive treatment to remove than it would have needed six months earlier.
